Block management on Mersea Island
Block management in West Mersea, planned around the tide.
Every contractor, inspection and call-out on the island crosses the Strood, the causeway that floods on high tides. We plan West Mersea work around that, along with salt air and owners who may live elsewhere.
The only road
Block management in West Mersea runs to the tide table.
The B1025 over the Strood is the only road on and off the island. West Mersea Town Council’s evidence says high water is predicted to reach it around 411 times a year.
When it does, traffic can stop for anything from five minutes to two hours or more. Visit Mersea Island advises that a spring tide or strong wind can keep the road covered for up to an hour and a half either side of high water. Nobody should drive through it, and that includes the plumber on the way to your leak.
So the tide time goes on every job sheet. We book routine visits and contractor appointments outside the high-water window and put the tide time on the order. Deliveries, skip swaps and scaffold drops for bigger works get the same treatment, so nobody is left waiting on the mainland side with the meter running.
Weather off the water
On the island, salt is a maintenance item.
Salt on the wind settles on frames, glass and fittings and speeds up corrosion. On an island block that changes what we inspect and what we keep on file.
Frames and fittings
Untreated aluminium can pit and leave a chalky residue in coastal air, and even stainless steel isn’t immune. We record the state of window frames, door hardware, balcony rails and gutter brackets at each visit, before small corrosion becomes a replacement.
Cleaning counts as maintenance
Salt build-up on frames drives corrosion, so washing communal glazing and frames is upkeep, not a luxury. We write it into the cleaning specification instead of leaving it to chance.
Warranty records
Some window makers ask for a maintenance log before honouring a coastal warranty. We keep cleaning and inspection records in the building’s file, ready when a claim or a sale needs them.
Owners near and far
When not every owner lives on the island.
A block here can mix year-round residents with owners who visit at weekends or let to holidaymakers. Everyone needs the same information, wherever they are.
The resident portal is built for that. Repair reports with photos, progress updates, budgets against actual spending and building documents are open to every owner and resident, so an owner in London sees the same roof report as the neighbour downstairs.
The island’s population is older than the national picture, too: the Town Council records 44% of West Mersea residents aged 60 or over at the 2021 census. Not everyone wants an app. Every building has a named, accountable managing director, Samuel Charlesworth, and emergencies always go to a person.
That is the practical case for block management in West Mersea by someone close by, which our piece on why a local agent matters sets out in more detail.

West Mersea FAQs
Questions we hear about West Mersea blocks.
What happens if our block has an emergency while the Strood is under water?
It still reaches a person. We escalate emergencies to someone who can make decisions, then work with residents on what can be made safe on site, such as shutting off water or power, while the contractor waits for the road to clear. We agree those arrangements, including who holds keys on the island, when we take the building on.
Do second homes on Mersea pay extra council tax?
Usually, yes. From 1 April 2025, furnished homes that are nobody’s main residence have paid double council tax in the Colchester City Council area, a 100% premium, unless an exception applies, such as a home actively marketed for sale or let. Council tax is each owner’s own bill and sits outside the service charge.
Do we need approval to replace the windows in our West Mersea block?
Building Regulations apply. Either use an installer registered with a competent person scheme, such as FENSA or CERTASS, or apply to Colchester City Council’s building control, whose online search also shows past applications for an address. Inside the West Mersea conservation area, designated in 1989, speak to the planners before changing how the windows look. A full replacement will almost certainly cost each flat more than £250, so expect a section 20 notice.
Which flood warning should our West Mersea building be signed up for?
The Environment Agency’s warning area called ‘The Essex coast at West Mersea’ takes in the Strood and surrounding marshland. A wider flood alert area covers the coast from Clacton to St Peters Flat, including Mersea Island. Signing up is free, and warnings can come by call, text or email. We register a named contact for each building once we are appointed.
