How we save you money
The money you didn’t know you were paying.
Many leaseholders don’t know that their managing agent can be paid out of their building’s insurance. We take nothing, and we pass that saving on to you.
Example: a building of 10 flats
- Your building’s insurance costs about £3,850 a year. That’s roughly £385 for each flat, which is about average.
- About £860 of that is commission for the insurance broker. On average, commission is 22% of the price you pay.
- Often half or more of that, around £430, is passed on to your managing agent or freeholder. It doesn’t show on your service charge. It’s simply part of the price.
- With Your Block, we take £0.We ask the broker to take the share an agent would normally get off your price instead.
- Around £430No commission on your insurancea year, on a typical 10-flat building, as shown above.
- £600No VAT on our feeMany agents add 20% VAT. For 10 flats in Essex our fee is £3,000; with VAT it would be £3,600. You pay £3,000.
- £400 to £550Company secretary work includeda year. That’s what some agents charge extra for the Companies House paperwork. It’s in our price.
- £120 to £480Out-of-hours cover includeda year. Some agents charge separately for emergency cover at night and weekends. Ours is in the price.
- £150Your AGM includedSome agents charge around £150 to run the annual meeting. One AGM a year is in our price.
- £0No set-up or exit feeSome agents charge up to £250 just to take on a building. We don’t, and leaving costs nothing either.
By putting the key decisions in your hands, we aim to save you money on your service charge. Residents can see the quotes for work, say which one they prefer, and see why a decision was made.
We don’t need to see your service charge to give you a price. But if you’d like, send it to us and we’ll show you where we think you could save.
How we worked out the example: insurance of about £385 per flat is the 2026 average from the Property Institute’s Service Charge Index (insurance is 13% of the average service charge). Commission of 22% is the average the Financial Conduct Authority found in its 2023 review of buildings insurance, which also found that in 39% of cases the broker passed more than half of its commission to the freeholder or managing agent. Separate charges for out-of-hours cover (from about £12 a flat, and £480 a year in one tribunal case), company secretary work and AGMs are taken from published agent price lists and tribunal decisions. The government has decided to replace these hidden insurance payments with a fee that must be shown to leaseholders. Your building’s figures will be different.
How we work it out
A fee for the building, plus a fee for each flat.
Every building needs the same basic jobs, however many flats it has: insurance, safety checks, a budget, site visits and an AGM. The building fee covers those. The fee for each flat covers the rest.
| Essex, Suffolk and the East | London and further afield | |
|---|---|---|
| Smaller buildings | £1,000 for the building, plus £200 for each flat | £1,500 for the building, plus £200 for each flat |
| Bigger buildings | £275 for each flat, from 14 flats | £300 for each flat, from 16 flats |
| The least you’ll pay | £2,400 a year | £2,600 a year |
| If there’s a lift | add £500 a year | add £500 a year |
Your contract
Simple terms, and no long tie-in.
- Your first contract is for 12 months.
- After that it carries on, and you can leave with 3 months’ notice.
- Our fee can only go up once a year, and never by more than inflation (CPI).
- If our prices for new buildings go up, yours won’t jump to match.
- No VAT is charged. If we ever register for VAT, this price stays the same.
