For RTM & RMC directors

Run the board, not the inbox.

You volunteered to look after your building, not to become an unpaid property manager. We take on the admin, keep you in control of the decisions, and give every resident a clear view so they stop asking you.

Sound familiar?

Being a volunteer director shouldn’t feel like a second job.

  • The same question from five residents, by email, text and doorstep
  • Chasing your managing agent for updates you then pass on
  • Meetings that go round in circles because nobody has the facts
  • Decisions buried in old email threads nobody can find
  • Worrying whether the fire risk assessment or insurance renewal has been missed

How we help

You make the decisions. We do the rest.

  • Fewer repeated emails

Residents see repairs, notices and progress themselves, so routine questions stop landing on you.

  • Decision packs

When something needs the board, you get the background, quotes, costs and resident feedback in one place.

  • Better meetings

Agendas, repair summaries and finances prepared beforehand. Draft minutes and actions afterwards.

  • Visible progress

Every open job, what it’s waiting on and when it’s due, without having to ask.

  • Compliance on watch

Fire, insurance, lift and safety dates tracked, with plenty of warning before anything falls due.

  • Resident views, kept separate

Informal polls show what residents want, while formal decisions stay with the board and follow your articles and leases.

You stay in control

Clear lines between what we do and what you decide.

Your management agreement sets out exactly what we can do on our own, what needs your approval, and the spending limit for each. Nothing significant happens without a director signing it off.

Type of workWho decides
Routine repairs under the agreed limitWe arrange it and report it
Repairs over the agreed limitA director approves the quote
EmergenciesWe act to make safe, then report straight away
Budgets, major works, contractsThe board decides, with our recommendation

Switching managing agent

Changing agent is easier than most boards expect.

We handle the handover with your outgoing agent so you don’t have to.

  1. Check your current agreementWe help you find the notice period and any terms in your current management agreement.
  2. Board decision and noticeThe board agrees to appoint us, and notice is served on the outgoing agent in line with the agreement.
  3. HandoverWe request service charge funds, reserve balances, accounts, contracts, keys and building records.
  4. IntroductionsEvery resident is invited to the portal, and contractors and insurers are told who to contact.
Going through Right to Manage? The RTM process has formal notices and deadlines. We can support your board once the right to manage is acquired, and we’ll always recommend specialist legal advice for the acquisition itself.

Common questions from directors

Before you decide.

Do residents get to vote on everything?

No. Residents can propose ideas and show support in informal polls, which helps the board understand opinion. Formal decisions remain with the directors, or with members where your articles require it, and statutory consultation is handled separately.

Can we see what you’re doing day to day?

Yes. Directors have a board view in the portal showing open repairs, upcoming compliance dates, approvals waiting for you and spending against budget.

Who holds our service charge money?

Service charge funds are held in a separate client account in trust for the building, never mixed with Your Block’s own money.

What if we’re not happy?

You can raise it directly with your named director. We have a published complaints procedure, and you can escalate to our government-approved redress scheme. Your agreement also sets out a fair notice period.
