Block management in Tiptree

Block management in Tiptree for new estates and first-time directors.

Tiptree keeps growing, and new developments can come with a residents’ management company that neighbours find themselves running. We support those directors, and every resident, from our Great Horkesley office about ten miles away.

A village that keeps building

New homes, new management companies.

Tiptree expanded fast in the 1990s and 2000s, and more housing is planned. Every scheme with shared spaces needs somebody to run them.

Colchester City Council’s adopted local plan gives Tiptree 600 new homes up to 2033. Part of that is the Bloor Homes estate off Barbrook Lane, which won outline permission on appeal and has 200 homes, including 16 one- and two-bedroom apartments alongside houses and bungalows. In May 2023, 84% of those voting backed the Tiptree Neighbourhood Plan, which now guides where the rest should go.

Looking further ahead, the council’s draft local plan, consulted on in 2025 and again in 2026, proposes about 650 homes on land north of Oak Road, tied to a new link road between the B1022 and B1023. It is a proposal, not a decision, but it shows the direction of travel.

When a developer finishes, shared areas such as bin stores, car parks, planting and sometimes estate roads can pass to a residents’ management company. The Competition and Markets Authority reported in 2024 that privately managed roads, drainage and green spaces are becoming more common on new estates. That can leave a handful of neighbours as directors of a company they hardly knew they had joined. Our support for RMC and RTM directors is built for exactly that position.

When the builder hands over

Taking a Tiptree development over from the developer.

Handover is where a new management company either starts organised or inherits gaps. We work through it with you in four steps.

  1. Gather the paperworkLeases, transfer plans, the company’s articles, the developer’s fire risk assessment, warranties, as-built drawings, insurance and service contracts. We list what is missing and chase it.
  2. Walk the site togetherWe inspect the communal areas, from roof access to the bin store, and record defects with dated photos so the company has a clear starting point.
  3. Set a budget you can defendWe rebuild the developer’s estimate from real contract prices, add a reserve for future repairs and publish the figures to every resident.
  4. Put compliance on a calendarFire risk assessment reviews, fire door information for residents, insurance renewal and electrical tests go into one schedule with reminders, so nothing relies on one director’s memory.

Day to day

The everyday side of block management in Tiptree.

Small, practical jobs decide whether a building feels looked after. These are the ones we plan for in Tiptree.

  • Bin stores and Colchester’s new collections

Colchester City Council has been extending weekly food waste collections to flats with communal bin stores, and surveys stores to advise on changes. We deal with the council and keep the store ready for the extra bins.

  • Estate roads and open space

If your company owns roads, verges or play areas as well as the block, they need inspecting, insuring and budgeting for. We put them on the same maintenance plan as the building.

  • Meetings that fit around work

Tiptree has no railway station of its own; the nearest is Kelvedon. If you commute, long evening meetings are the last thing you need, so we prepare agendas, papers and draft minutes that keep them short.

  • Companies House duties

Your RMC is a company with annual accounts and a confirmation statement to file. Since 18 November 2025, directors must also verify their identity with Companies House. We track the dates and help with the paperwork.

What you get

One accountable person, and a login for every resident.

In Tiptree you would deal with Samuel Charlesworth, our managing director, who stays personally accountable for the building. Urgent problems, such as a leak into a communal stairwell, go straight to someone who can act. Every resident, owner or tenant, gets their own login to the resident portal.

  • Repairs reported with photos and tracked to completion
  • Budgets shown against actual spending
  • Quick resident polls on ideas, clearly separate from votes the company must hold
  • Zero commission from insurers and contractors
  • Your service charge fund ring-fenced in its own client account

Tiptree FAQs

Questions we hear about Tiptree blocks.

We’ve just been appointed directors of our Tiptree management company. Where do we start?

Start with the company itself: who the other directors are, who holds the bank mandate, when the next accounts and confirmation statement fall due, and whether the buildings insurance is in the company’s name. Then turn to the building and the handover documents above. For background, read how responsibility is shared in a block of flats.

Who should we contact about the bin store at our Tiptree block?

Bins in Tiptree are collected by Colchester City Council, not the parish council. The council has been rolling out weekly food waste collections to flats and will survey a communal store and advise what needs to change. If you think your building has been missed, email simplerrecycling@colchester.gov.uk. As your managing agent, we would take that on for you.

How can we keep track of new housing planned near our block in Tiptree?

Colchester City Council decides planning applications, and Tiptree Parish Council’s planning and highways committee comments on those in the village. The Tiptree Neighbourhood Plan, made in May 2023, guides development until 2033. If a scheme could affect access, drainage or parking at your building, directors can comment, and we can help you prepare a clear response.

What will it cost to have our Tiptree block managed?

It depends on the size of the block and what the company owns. Six flats on a cul-de-sac and 30 flats with estate roads and a play area are very different jobs. How we put a quote together is explained on our pricing page. Whatever the size, we earn nothing from insurers or contractors.
