FAQ

Straight answers to fair questions.

If yours isn’t here, ask us and we’ll answer it, and probably add it to this page.

Switching managing agent

How long does it take to switch to Your Block?

It mostly depends on the notice period in your current management agreement, often between one and three months. We start the handover as soon as notice is served, so there’s no gap in management.

Who decides to change managing agent?

Usually the directors of the RTM or residents’ management company, or the freeholder, depending on how your building is set up. We can help you work out who has the authority under your leases and company documents.

What happens to our service charge money and reserve fund?

The outgoing agent should transfer all funds held for the building, together with accounts and records. We request and reconcile everything, and you’ll see the balances once they’re received.

Will residents notice the change?

Yes, in a good way. Everyone is invited to the portal, told who to contact, and can see what’s happening from the first week.

The resident portal

Who gets a portal account?

Every verified leaseholder, plus tenants and other authorised occupiers, as well as directors. Each person only sees information appropriate to their building and role.

Is resident voting legally binding?

No. Polls in the portal are informal and help directors understand what residents want. Formal decisions, company votes and statutory consultations follow the proper legal process set out in your leases and company articles.

Can other residents see my personal details?

No. Discussions show a display name and flat number only if you choose. Personal and financial information about your own flat is private to you and to us.

Do I need an app?

No. The portal works in any web browser on a phone, tablet or computer.

Fees & service charges

How much does Your Block charge?

A fixed annual fee per apartment, agreed in writing before you sign. See how our pricing works, or request a proposal for your exact figure.

Is the management fee the same as the service charge?

No. The service charge pays for running the building, such as cleaning, repairs, insurance and reserves. Our management fee is one part of it, and you’ll see exactly how much it is.

Do you take commission on insurance or contractors?

No. We don’t take commission from insurers or contractors. If that ever changed, it would be disclosed to you in writing first.

Where is service charge money held?

In a separate client account, held in trust for the building and kept apart from Your Block’s own money.

Directors & RTM companies

Do directors keep control?

Yes. Your agreement sets clear approval limits. We handle routine work and report it, while anything significant waits for a director’s sign-off.

Can you help us acquire the Right to Manage?

We can explain the process and support your board, but the acquisition involves formal legal notices and deadlines, so we recommend specialist legal advice for that stage. Once the right to manage is acquired, we can take on management.

Can you act as company secretary?

Yes, as an additional service: Companies House filings, registers and AGM paperwork for your RTM or RMC company.

About Your Block

Your Block is new. Why should we trust you?

Fair question. We’re a new company, but the team brings decades of hands-on experience in construction, commercial cleaning, residential property and care homes. Before we take on any building we will be members of a government-approved redress scheme and hold professional indemnity insurance, and we publish how we work. Meet us on our About page.

Where are you based?

The Mullions, Nayland Road, Great Horkesley, Colchester CO6 4HH, on the Essex–Suffolk border. See the areas we cover.

Do you use AI?

Yes, behind the scenes, to handle routine admin, keep track of deadlines and make sure nothing gets lost in an inbox. People make every important decision, and a named director is responsible for your building.
