Block management in Frinton-on-Sea
Block management in Frinton-on-Sea you can reach by phone, by post or online
We can look after blocks of flats in Frinton for RTM companies, residents’ management companies and freeholders, with older leaseholders in mind: clear letters, a person on the phone and meetings held where people can get to them.
Frinton’s flats
A planned resort that came late to flats.
Frinton was laid out from the late 1800s for large detached houses. Its blocks of flats are later additions, and several were built specifically for retirement.
Tendring District Council’s conservation area appraisal explains how Richard Powell Cooper’s covenants allowed only costly detached homes, with shops kept to what is now Connaught Avenue. Flats came later: three-storey blocks such as Marine Court and Queens House on the Esplanade, Forres at the southern end of Connaught Avenue, and Kings House further east, which the appraisal records as eight storeys high.
Retirement housing is part of that mix. Cooper Lodge on Pole Barn Lane, for example, was built in 2018 with 40 apartments for people over 60. That matches the wider district: at the 2021 census the median age in Tendring was 50, the second highest of any council area in the East of England.
If your block sits in the Frinton and Walton Conservation Area, first designated in 1982 and extended in 1989, the council has closer control over changes, and the trees in the grounds are protected. Before any tree work is booked, the council must have six weeks’ written notice.
Working with older owners
Block management in Frinton-on-Sea that does not depend on a screen.
Every resident gets a portal account if they want one. Nobody in your building should need it to stay informed.
Letters and calls as standard
Budgets, notices and repair updates go by post to anyone who prefers paper, in a clear print size. Ring us about a fault and we log it on the portal for you, so it is on the record like any other report.
Meetings people can get to
We hold AGMs and residents’ meetings in daylight hours, in the building’s own lounge or a step-free room close by, with papers sent out well before. Relatives who live away can join by phone.
Family and attorneys
If a son, daughter or friend helps with your affairs, tell us. With your written permission, or a registered lasting power of attorney for property and financial affairs, we will deal with them directly.
A person when it matters
Emergencies are escalated to a person, not left in an inbox. Samuel Charlesworth, our managing director, is named as accountable for every building we take on, and we inspect from our office at Great Horkesley.
Lifts, doors and lights
The equipment older residents rely on every day.
For an owner who uses a walking frame, a lift out of action or a dead door entry handset is not a minor fault. We treat it as urgent.
- Lift servicing, insurance inspections and breakdowns logged, with residents told plainly how long a repair will take
- Door entry and fob systems kept working so carers, nurses and family can get in, and lost fobs replaced quickly
- Emergency lighting tested on schedule, with the results on the portal for directors to check
- Warden call and pull-cord alarm systems in retirement blocks checked with whoever monitors them
- Fire risk assessment dates tracked, and the fire safety instructions every resident must be given written simply and posted as well as emailed
None of this is unusual; it is what any well-run block should expect. Good block management in Frinton simply gives it more weight, because so many owners are retired.
Retirement leases
Age limits, event fees and ground rent.
Retirement leases contain terms ordinary flats do not. We explain them to owners and families before they cause a surprise.
- Age limits: a retirement lease normally sets a minimum age for occupiers, commonly 55 or 60, so we check any sale or letting against it
- Event fees: some retirement leases charge a fee, often a percentage of the price, when a flat is sold or sublet. The Law Commission called for these fees to be regulated in 2017, and in July 2026 the Government said future annual reports must set out event fees, but that rule is not yet in force
- Ground rent: new retirement leases granted from 1 April 2023 are generally limited to a peppercorn, while older leases keep the ground rent written into them
- Selling after a death: executors often meet these terms for the first time, so we send them the relevant clauses and figures in writing, early
Frinton-on-Sea FAQs
Questions we hear about Frinton-on-Sea blocks.
Do we have to tell Tendring District Council before tree work at our Frinton block?
If the block is in the Frinton and Walton Conservation Area, yes. Any tree with a trunk more than 75mm across, measured 1.5m above the ground, cannot be felled or lopped until Tendring District Council has had six weeks’ written notice. If the council thinks the tree matters to the area, it can make a tree preservation order to stop the work. We check before booking a contractor.
My father is selling his Frinton retirement flat. How do we find out about any event fee?
Start with the lease, which should say when a fee is due and how it is calculated, and ask the landlord or managing agent to confirm the figure in writing before you agree a price. Where we manage the building, we explain it in plain English. If anything is unclear, the Leasehold Advisory Service offers free, government-funded advice.
Several owners in our retirement block are not online. Will they miss out?
No. Anyone can ask for everything on paper and report repairs by phone. We add their reports and our replies to the portal, so the record is the same for everyone. If you sit on the board of a residents’ company, our support for volunteer directors covers posting meeting packs as well.
How far is your office from Frinton-on-Sea?
About 17 miles, measured in a straight line. Our office is at Great Horkesley, on the A134 just north of Colchester, and we reach Frinton by the A133 and then the B1033. Inspections are planned visits, so we can meet owners at the building while we are there. Ask us for a visit if you would rather talk in person.
