Block management in Stowmarket
Block management in Stowmarket during the warranty years.
Stowmarket keeps growing at its edges, and flats built in the last ten years usually still have warranty cover running. We help owners and management companies use that time so shared-area defects are fixed at the builder’s cost.
A Mid Suffolk town still growing
Whole neighbourhoods added at the edge of town.
Mid Suffolk District Council’s Stowmarket Area Action Plan, adopted in 2013, allocated large sites for housing, and building has carried on since. Two schemes show the scale.
Chilton Leys
North-west of the centre, between Union Road and the A14, the council’s 2013 development brief planned up to 1,000 homes, about 800 of them on Taylor Wimpey’s land. It expected apartments alongside terraces and semi-detached houses on the main street, and building has gone ahead in phases.
Cedars Park
Bellway’s Pinewood Grange, off Gun Cotton Way, brings 141 homes to the Cedars Park neighbourhood, 49 of them affordable. In early 2025 Bellway expected the scheme to be finished in summer 2026.
On the main line
Stowmarket station sits on the line from London Liverpool Street to Norwich, where the route to Bury St Edmunds and Cambridge branches off. A flat’s owner may be commuting, or letting to someone who is, when a fault first appears.
Reservation to year ten
Block management in Stowmarket, timed to the warranty.
New flats usually come with a 10-year warranty, but who has to fix what changes along the way. These stages follow NHBC’s Buildmark, the most common policy; other providers set their own terms.
- Before you completeIf the developer is registered under the New Homes Quality Code, you can have a qualified inspector check the flat against the code’s apartment checklist. Problems found should be put right before completion, or within 30 days if that is not possible.
- The first seven daysReport scratches, chips and other cosmetic damage straight away. Buildmark does not cover cosmetic damage reported to the builder more than seven days after completion.
- Years one and twoThe builder must put right defects you report in this period, and NHBC stands behind that promise. Report in writing and keep the dates: concerns raised in time stay the builder’s problem even after the period ends.
- Shared parts, a year longerFor parts owners share, which for a flat means the building’s structure and shared drains, NHBC’s 2024 policy booklet gives the builder three years, normally counted from completion of the first home that shares them. On a phased scheme, that clock can start before the last flats are sold.
- Years three to tenNHBC insures against damage caused by defects in specific parts of the building, above a minimum claim value. Wear and tear and poor maintenance are excluded, so a record of servicing and inspections is worth keeping.
Logging defects
One defects log for the whole block.
When ten owners each report the same leak in their own way, items slip through. As managing agent we keep one record for the shared parts and keep pressing the builder until each item is closed. Our full service covers the rest of block management in Stowmarket, from insurance to budgets.
- Every defect dated, photographed and tracked on the resident portal, open to owners and tenants alike
- Written reports to the developer, with reminders well before the two- and three-year cut-offs
- Shared-parts claims handled for the owners: NHBC pays the managing agent on an accepted claim and may need signed authority from everyone who shares those parts
- The health and safety file, warranty schedules and completion certificate kept on record; the code says the file for apartments goes to the managing agent or management company
- Samuel Charlesworth, our managing director, answerable for the building, and emergencies put through to a real person
Stowmarket FAQs
Questions we hear about Stowmarket blocks.
How can we tell whether our Stowmarket developer signed up to the New Homes Quality Code?
Search the New Homes Quality Board’s register of developers. It shows each developer’s status and registration start date, and the code only protects homes reserved on or after that date. Version 2 applies to homes reserved from 2 March 2026. Some builders follow the Consumer Code for Home Builders instead, which has its own complaints route.
Our new block’s developer won’t fix a fault. Where can owners go next?
Use the developer’s complaints procedure first and keep every letter. Under the New Homes Quality Code a complaint must be made within two years of reservation or completion, whichever is later, and it can go to the New Homes Ombudsman Service 56 days after it started if it is still unresolved. If the flat has NHBC cover, NHBC’s resolution service is another route once the builder’s own process is finished.
I bought my Stowmarket flat from its first owner. Is any warranty left?
Usually. Remaining NHBC cover passes to the next owner automatically, although earlier claims may have used part of the limit. The developer’s after-sales service under the code only covers matters reported within two years of the original completion, so ask the seller for any defect correspondence. Our guide to the roles in a block of flats shows where the management company fits in.
What changed in 2026 for communal bin stores at Stowmarket flats?
Mid Suffolk District Council started new collections on 1 June 2026: food waste weekly, and rubbish, recycling and paper and card each every three weeks. Most flats use larger communal bins, which the council has reviewed while working with landlords and management companies, and each flat gets a kitchen caddy. On a new development, the developer or management company orders communal bins from the council’s waste team.
